LOCATION: Extreme southern Kinney County southeast of the community of Spofford. Access to the ranch on the north by State Road 1572 and the east by a gravel county road.

WATER: Lindsey Creek bisects the ranch near it's center and has seasonal water. Elm Creek is located on the eastern portion of the property and has permanent water.

There are at least 10 ponds/lakes. The largest of which is approximately 50 acres when full.

A  water share agreement with the neighboring ranches allows 12,000 gallons per month use for domestic purposes. This private system supplies the cattle pens and hunter's cabin.

IMPROVEMENTS: One mobile home with 3 bedrooms and 2 baths with a covered deck acts as the ranch headquarters. This cabin is about 5 years old, clean and functional. A large walk-in cooler is attached to a metal barn with concrete floor. The barn contains a 2,000 gallon water storage vessel.

Large partially covered pipe cattle pens are centrally located in the ranch with traps and cross fencing throughout the property making it easy for a cattle operation to be run properly with rotational grazing. A well maintained all weather caliche road accesses the headquarters and cattle pens. Ranch roads, senderos and most fence lines have been cleared nicely allowing good access to the entire tract.

Twelve executive style metal box blinds are scattered throughout the ranch. Each with a nearby pen isolated corn feeder. These blinds convey with the land and make this ranch ready to hunt.

HABITAT: Approximately 20% of the ranch is composed of ridges. The remaining 80% is flat to slightly rolling, classic South Texas brush country. Browse diversity is outstanding. The ridges give this ranch character by providing scenic hills and overlooks. These topographic changes create natural funnels which magnifies rain runoff into several lakes.

Stunning views makes this ranch different than "common" South Texas properties. A rock gazebo picnic area is strategically positioned on the most pronounced hill that provides an awesome panoramic scene of the largest lake and sprawling creek bottoms.

GAME: The primary game animal of course is whitetail deer. The ranch has not been leased for hunting for approximately 5 years. Only the landowners and their guests have hunted this ranch. Antler main beam lengths up to 25", points up to 13, gross Boone and Crockett scores up to 175 and field dressed weights up to 180# have recently been harvested without the aid of supplemental feed. Deer on this ranch have the potential to grow as large in both body and antler size as anywhere in South Texas.

Both bobwhite and scaled quail are present. Although no formal survey has been taken, casual observations in 2007 shows approximately 80% of the population to be bobwhite. Large flocks of turkey roam the eastern portion of the ranch along Elm Creek. Doves are plentiful and waterfowl are present in unbelievable numbers during the late fall and winter. It's safe to say thousands of ducks winter on this ranch. Feral hogs and varmints round out the many recreational hunting options.

Bass fishing on this ranch is world class. Nearly all of the lakes have bass including the large water holes on Elm Creek but the largest lake has to be experienced first hand to be believed. One fisherman in October of 2007 fished for 1.5 hours and stopped counting after releasing 55 bass. Another lucky fisherman caught 23 bass with 25 casts, all from one spot! Most of the fish weighed between 2 and 3 pounds, are thick, dark green and healthy. The largest bass taken was estimated to be 10+ pounds. Fishing the large lake on the Patrucia Ranch rivals the best in the world. How can fishing be better than catching a solid, hard fighting bass on virtually every cast?

SUMMARY: There are two main ways to make a solid real estate investment. One way obviously, is to find a ranch cheaper than anything else in the region. This ranch is probably priced in the lowest 15% of all available South Texas ranches. The second way is to find a property that's priced comparably but has desirable attributes that sets it apart from the more common ranches. The Patrucia Ranch has many qualities that makes it a special investment opportunity compared to most other South Texas ranches.

* Scenic ridges makes the ranch "prettier" than the more common ST ranches.

* Great surface water situation with two creeks and 10 lakes.

* World class bass fishing.

* Ready to hunt quality deer herd with blinds and feeders in place.

* No small neighbors. The majority of perimeter is low fenced with neighbors ranging in size from approximately 7,500 acres to 22,000 acres.

* Good access. Two ways to reach ranch.

* Centrally located between the large towns of Eagle Pass, Uvalde and Del Rio, the latter of which has a commercial air terminal and famous Lake Amistad

When you find a low priced ranch that's combined with the desirable qualities outlined, the opportunity to acquire the ranch should certainly be seriously considered.
